With a site under control, we move into preconstruction services. We secure public approvals and entitlements, working closely with government officials, while also collaboratively working with our architects, engineers, and contractors to create a building program. With that high-level, big pencil strategic design, we refine and value engineer the design, taking the project all the way to construction documents with all the necessary permits to start construction.
During construction, we provide oversight over the entire project for our shareholders, ensuring the project is delivered as designed. To ensure that we can deliver a project on time and on budget, we are actively side-by-side with the general contractor, architects, and engineers. We are answering RFIs, reviewing and approving change orders, coordinating permits, investigating site conditions, purchasing owner-related furniture, fixtures, and equipment, scheduling timely payment for work completed, and managing the budget, all tying to the principal of maximizing shareholder value.
Once the construction is complete, we move into the role of managing the asset. We oversee the day-to-day management company by reviewing and benchmarking financial performance, sales and marketing strategies, labor productivity, and capital improvements, ensuring the asset produces the highest financial return for our shareholders.
Ashlee Kelso
Ashlee Kelso is the Co-founder of Stateside Hospitality, a real estate development firm based in New Orleans. She oversees purchasing, government relations, and permitting. Prior to starting Stateside Hospitality, Ashlee worked for a local construction company as a project manager, and worked for a New Orleans based consulting firm as a lead consultant and operation manager. Her background in real estate development, construction, and government relations allows her to approach projects from several vantage points and provide quick solutions to problems.
Ted Kelso
Ted Kelso is the Co-founder of Stateside Hospitality, a firm specializing in real estate development and consulting services in the areas of land-use planning, permitting, commercial entitlements, and community relations. He holds a Master of Management in Hospitality from Cornell University, and a B.A. in English from Connecticut College.
