We have the expertise to take raw land and develop the site into a cash flowing asset. The process starts with site and market analysis. Once we have identified an asset, we move forward with contract negotiations and the acquisition of the real estate.

With a site under control, we move into preconstruction services. We secure public approvals and entitlements, working closely with government officials, while also collaboratively working with our architects, engineers, and contractors to create a building program. With that high-level, big pencil strategic design, we refine and value engineer the design, taking the project all the way to construction documents with all the necessary permits to start construction.

During construction, we provide oversight over the entire project for our shareholders, ensuring the project is delivered as designed. To ensure that we can deliver a project on time and on budget, we are actively side-by-side with the general contractor, architects, and engineers. We are answering RFIs, reviewing and approving change orders, coordinating permits, investigating site conditions, purchasing owner-related furniture, fixtures, and equipment, scheduling timely payment for work completed, and managing the budget, all tying to the principal of maximizing shareholder value.

Once the construction is complete, we move into the role of managing the asset. We oversee the day-to-day management company by reviewing and benchmarking financial performance, sales and marketing strategies, labor productivity, and capital improvements, ensuring the asset produces the highest financial return for our shareholders.

Details to be announced

“Stateside Hospitality and partners hosted a ceremonial groundbreaking at the construction site of a new 93-room Arrive New Orleans hotel at the corner of Chartres and Mazant in the Bywater neighborhood. The hotel will have three floors of guest rooms, an outdoor pool and greenery-filled courtyard, rooftop space, a coffeeshop operated by Mammoth Espresso, and a new restaurant from chef Eric Cook (Gris Gris and Saint John).”

“We’re making this a local concept and expanding the food and drink scene in Bywater,” Kelso said. “I think we’re going to be a terrific asset to the neighborhood.”

A Bywater property that was to become a hostel is now set to transform into a boutique hotel by the end of 2022. Developers and city officials held a celebratory groundbreaking ceremony on Wednesday for the $25 million ARRIVE New Orleans at the corner of Mazant and Chartres streets. The three-story project will feature 93 guest rooms, an outdoor pool with a courtyard and a rooftop area overlooking the Mississippi River and downtown New Orleans.”
